1.來源連結: http://tw.news.yahoo.com/14-1億成交-昇陽標下延平南路200坪土地-024700667.html 2.內容: 14.1億成交　昇陽標下延平南路200坪土地 ETtodayETtoday – 2014年3月20日 上午10:47.. . 記者林信男／台北報導 西門町「雪王冰淇淋」後方延平南路土地日前開標，昇陽建設 以總價14.1億元、10%的溢價率，打敗10多組競爭對手得標， 這塊土地鄰近延平南路、武昌街口，面積約200坪，換算下來 ，單坪要價702萬元。 台灣房屋發言人張旭嵐表示，這塊土地的使用分區，屬於商四 (容積率為800%)，但臨12.73米的延平南路，容積率只能使用 636.5%，以銷售坪數1.6倍計算，樓地板約可蓋2,035坪。 張旭嵐指出，該土地臨武昌街口，為台火開發公司持有，台火 2013年申請都更劃定，昇陽以高價標地，應是打算和台火一起 都更，進行土地整合，容積率可獲得提高，但「雪王冰淇淋」 並未參加都更。 張旭嵐分析，若以該土地自行興建，昇陽每坪要賣120萬元， 才有兩成利潤；如果能整合台火土地，每坪單價成本就能降低。 3.心得或感想: 恐怖喔~~~~ 資金活水源源不絕 -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 182.235.88.28
