買即將落成的房子，簽約要注意什麼？

小弟將買一間房子約2千多萬，可是房子還沒蓋好，
蓋了一年多，約在半年會完工。
這幾天在跟建商談，建商說要用新成屋得合約來簽。
小弟稍微喵一下合約簡單3.4頁，
完全沒提到建材規格，是以現况交屋。
感覺不太對，何況房子還沒蓋好，怎麼現況交屋?
想請教有經驗的大大，這種情況該用預售屋的合約簽，
還是有其他可以參考的合約。
