全新大樓vs.全新公寓如何選擇?

第一次發文，想聽聽大家的意見

1.小弟目前剛結婚，想在桃園地居置產
2.目前看的區域離工作地點10分鐘車程，離婆、娘家耶差不多10分鐘車程
3.此區域為重劃區有國中、國小、市場等，生活機能佳，走路10分鐘內可到達
4.有計劃生小孩，2個

a.全新大樓
共14樓，選擇5~13樓左右，成交價大概是16/P，總坪數40左右，主建23P+副建3P(車位另計)，浴廁開窗，管理費2500/月

b.全新公寓
共5樓(有電梯)，選擇5樓，防水保固一年，成交價也大概是16/P，總坪數41，主建41左右，主建34P+副建2P(車位另計)，浴廁開窗，視野無阻礙，無管理員，維護費約200/月

如果考量集合上述考量、換屋賣價(預計住15年以上，但未來很難說)，全新公寓價位合理嗎?
換屋賣價會有差異嗎?

大樓的優點跟缺點我都知道(我目前住大樓)
但其實此篇的重點不是想比，大樓跟公寓的選擇!!青菜蘿蔔各有所好!

想問的是：因為目前市面上很少全新的公寓，所以價位上不知道怎樣算合理
總坪數相同的公寓跟大樓，每P單價的價格上應該是：公寓>大樓、公寓<大樓、公寓=大樓?
