標題[請益] 請問老大廈套房公設比這樣正常嗎?

長輩找我查以前買的老大廈套房增值稅 我順便看了一下權狀發現一點疑問 林森北路的小套房 民國67年建好的房子 全部8層，一層8~9戶的樣子 主建物+附屬建物12.77坪 但是公設居然就有3.88坪 等於將近30%公設 在那個年代又沒雙逃生門雨遮什麼的 怎麼會這樣? 想到幾個疑點 1.大廈無停車場但有一個地下室 只是現在產權不明被封住的樣子 所以應該是那裡的持份? 但是若被建商私售掉了 還會要我們住戶攤提嗎? 2.1F據說當初好像有要規劃停車空間 但是後來也產權不明 以上都是聽說因為屋主自己搞不清楚 那個年代買房就是找土地代書 錢給了過戶就是了 沒法律保障也沒公開資訊可得知 然後老大廈管委會也很亂 據說好幾任都是捲款潛逃 -- ※ 發信站: 批踢踢實業坊(ptt.cc), 來自: 111.251.148.133 ※ 文章網址: http://www.ptt.cc/bbs/home-sale/M.1420813476.A.6C1.html
