蔣匡文：馬年年尾　樓市下滑

蔣師傅解釋，一般股市下跌六個月後未能回復到下跌前的指數，樓市才會開始下跌。過往幾年，股市從來未發生過上述現象，所以樓價一路居高不下。加上以往是按建築面積計算樓價，現在的新規例，地產商則要用實用面積售樓，以前發水部分的價錢加入了現價內，才會令樓價有上升現象。
