市區? 市郊? 買房該如何抉擇?

小弟位在南部
因市區新透天價格太高,故傾向找老透天
但普遍土地不大,格局也小
又一直希望能有空間可以洗車
故也有考慮在市郊買一塊地來自建

因目前家有3歲小孩 / 以及將在明年出生的小baby
學區及接送距離也將會是需要面臨的問題

不知是否有前輩也曾面臨過同樣的抉擇?
可否給小弟一些意見?
