請問購屋規劃

最近思考一些問題，想要換房，但不知如何著手
1、頭期款可拿出300W
2、每月夫妻倆約可拿出5-6W，來貸款，不影響生計
3、目前約有一個800W的房子，但現在自住中，且貸款中
4、可買預售屋，壓力比較不那麼大

不知道可以買多少錢的房子耶！
也有在看12期的房子，但，發現應該是想太多了。
考慮原因除了校區、經貿之外，最重要的是"交通問題"
1人往返中科，1人上74線，比較方便。
請問大家的意見。

註：不知道的未來
(現在不買，將來更買不起)(全國都漲到不像話，是不是高點已到)
