純住宅大樓 V.S. 一樓店面大樓

請問各位大大:
如果同地段,你們會選擇無店面"純住宅"大樓,還是一樓有"店面"的大樓,
我問到的純住宅大樓價位都比有店面的住宅價格還會高(約高個一至二成)
建商表示是因為店面價位高,分擔較多的建築成本,所以售價較低,
另下樓就有東西吃或購物很方便等,這會是誘因嗎/
再次註明,是同地段哦..因為兩戶就在隔壁不遠處..每坪價差4萬元.
