要還房貸嗎？還是有更好的投資

我是6年級後段班，結婚6年
婚後才買房，夫妻同心協力的結果
目前手上有三間房子，二間有房貸，一間是預售屋
其中一間自住、一間出租
手上的錢可以將房貸全部還清
但覺得利率很低（1.64％），而且都有5年寬限期，也就不急者還

本來想再看看房子，但老公希望我先還一部分
大家覺得呢？是否還有更好的投資？
