最近因為想要在內湖買房子，所以一直在尋找公司附近的房子工作的地方在西湖站附近，也不太想住太小的格局，預算有限所以大概看的就是一千萬上下的房子，目前看到二間的資訊還剛好在同一棟的4F,5F http://sale.591.com.tw/sale-detail-1197074.html 30.33坪總價 1388 萬 http://sale.591.com.tw/sale-detail-1186350.html 18.6 坪總價 1088 萬以單價來說18.6坪的高出不少，但預算有限以1388萬那間來說 45萬/坪，附近的價格好像也差不多這樣了感覺議價空間也不太大了，不太可能1000萬買到… 而1088萬這間，這間應該是投資客買了，去年12月第一次630萬轉出，今年5月被轉了第二手800萬，加裝璜應該手入成本也不低，本來想說 850倒是可以考慮但看來也不太可能，所以有二個問題請教看個位前輩有沒有什麼其它的見解一、以內湖路附近來說，公寓一坪開價45-50算合理嗎？二、房仲都說內湖的舊公寓都有氯含量過高的問題，我知道有0.3~0.6 不同的標準但如果高到1的話，還算適合居住嗎？他們口徑都是說不測的話銀行當作沒事，但測過之後可能貸款的成數就會降低了。 = = 630萬的房子過一年開價1088的感覺真的是…不舒服，我只是想要有一個家啊。 -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 114.44.184.94
