各位大大好
想請教一下
如題
伯爵一代 翠峰街 高樓層 面河 有電梯、車位
我單身一人
三房兩廳（但被前屋主打成兩房一廳，主臥室超級大）
格局尚稱方正
實際坪數約26坪左右
我是還蠻喜歡的
因為我個人不喜歡住在太吵雜的地方
目前談到的價位是八百出頭

猶豫的因素有二
1是旁邊有高壓電塔（但不是伯爵山莊裡的那座大電廠喲）
2是屋齡已經31年了

我最在意的是第二點
雖然我想拿來自住，但也難保未來有天會想賣掉（我不是投資客～“～）
感覺屋齡太老舊會影響未來售價
上網查，都沒查到什麼當地其它售價
實價登陸一坪約17，我目前談到的價位的換算下來約19
可否請各位大大給我一點意見呢？
